Blackpool is one of the most recognisable towns in the UK — a coastal resort with a unique built environment, an ambitious regeneration agenda, and some genuinely challenging surveying conditions. From its famous Victorian seafront and heritage buildings to large-scale housing regeneration zones and a rapidly emerging technology and enterprise sector, the demand for accurate, reliable surveying services across Blackpool and the Fylde Coast is both varied and significant.

Site Surveying Services provides professional surveying across Blackpool and the wider Fylde Coast area, working with contractors, architects, consultants, and local authorities on projects ranging from hotel refurbishments and public buildings to coastal infrastructure and housing development. We understand the specific challenges that come with surveying in a coastal town — from salt-laden environments and ageing infrastructure to live public spaces and occupied heritage assets — and we have the experience and technology to work safely, efficiently, and accurately in all of them.

Case Study: The Viking Hotel — Measured Building Survey

Case Study: The Viking Hotel — Measured Building Survey

Our team was commissioned by Joseph Boniface Architects to carry out a comprehensive measured building survey at The Viking Hotel in Blackpool, producing detailed floor plans and elevations to support the building’s redevelopment.

The survey began with a thorough survey of the ground floor and external elevations, establishing an accurate baseline record of the hotel’s existing condition. As the redevelopment progressed, we returned to site at multiple stages, surveying additional areas and updating our drawings to reflect the latest modifications — ensuring the architectural team always had precise, current data to work from.

This phased, iterative approach to surveying is well suited to active refurbishment projects, where the building’s condition evolves throughout the programme. By maintaining accurate, up-to-date floor plans and elevations at each stage, we helped ensure smooth design coordination and seamless integration of new works with the existing structure

Blackpool's Development Landscape

Blackpool's Development Landscape

Blackpool is undergoing one of the most sustained regeneration programmes of any UK coastal town. Government investment of £90.4m confirmed in 2024 is supporting a major central area housing regeneration programme — a 15-year scheme involving property acquisition, demolition, and comprehensive redevelopment to transform Blackpool’s inner residential neighbourhoods.

Alongside housing regeneration, Blackpool’s emerging Silicon Sands technology campus at the Airport Enterprise Zone is positioning the town as a future hub for data, digital, and clean energy investment, attracting significant private sector interest. The town centre itself continues to evolve, with the Talbot area expansion and new Civil Service Hub adding commercial and employment space to the resort’s offer. All of this activity generates sustained demand for high-quality survey services — from early-stage topographic and utility surveys through to measured building surveys, laser scanning, and construction support. Blackpool’s planning framework is currently guided by two documents: the Local Plan Part 1: Core Strategy (2012–2027), adopted January 2016, and the Local Plan Part 2: Site Allocations and Development Management Policies, adopted February 2023. A new comprehensive Local Plan is currently in preparation.

Frequently Asked Questions

Frequently Asked Questions

Do you carry out measured building surveys for hotels and hospitality properties in Blackpool?

Yes — our measured building survey of The Viking Hotel is a good example of our experience in this sector. We can produce detailed floor plans, elevations, and sections to support refurbishment, planning applications, or asset management, and we are experienced in phased survey programmes that work around live and occupied buildings.

Absolutely. Blackpool has a significant stock of Victorian and Edwardian built heritage — from seafront hotels and guesthouses to civic and public buildings. We use 3D laser scanning to capture highly accurate data with minimal physical intervention, making it ideal for sensitive or occupied heritage assets.

Coastal environments present unique challenges for surveyors — from access constraints and tidal windows to the demands of flood risk and drainage assessments. Our team is experienced in working along the Fylde Coast and can provide topographic surveys, drainage surveys, and other data to support coastal development and flood risk applications.

Yes, and we actively recommend this approach where possible. By delivering topographic, measured building, utility, and drone survey data within a single, coordinated dataset, we reduce cost, avoid duplication, and give your design team everything they need from one trusted source.

Our Lancashire base means we are typically within 30–40 minutes of Blackpool. For most project types we can mobilise within 24–48 hours of instruction. Contact our team to discuss your specific timescale.

Yes. We have experience working with local authority clients on public realm, infrastructure, and regeneration projects. We are familiar with public sector specification requirements and can work within council procurement frameworks.
