Morecambe Winter Gardens — BIM, Point Cloud Survey & Revit Model
The Morecambe Winter Gardens commission is one of the most significant heritage survey projects our team has delivered — and one we are immensely proud to have been part of. As part of a £2.7 million renovation project for the Grade II listed Concert Hall, funded by the Cultural Development Fund, we were commissioned by Buttress Architects to undertake a comprehensive Building Information Modelling (BIM) and Point Cloud Survey of this remarkable Victorian building.
The project’s ambition was substantial: to transform Morecambe Winter Gardens into a 1,600-capacity music venue, incorporating a two-storey extension with modern amenities, a complete rewiring of the building’s electrical system, advanced AV and lighting equipment, and an acoustic shell for the building’s fly-tower. To plan and execute a programme of this scale and complexity within a building of significant heritage sensitivity, the design team needed a survey dataset of exceptional detail and accuracy.
Our team spent approximately eight days on site, deploying a drone and RTC laser scanner to conduct an exhaustive, full-colour Point Cloud Survey across the entire building. The survey captured the intricate architectural detail of every corner of the Winter Gardens — from the ornate plasterwork of the auditorium ceiling and the decorative ironwork of the balconies to the complex structural geometry of the fly-tower and the building’s external envelope. The scan data was subsequently processed into a highly detailed Level 300/400 Revit BIM Model, providing Buttress Architects with precise visualisations and measurements that could guide every aspect of the renovation programme.
Looking down over the auditorium and stage from the upper level during the survey, it was immediately clear why this building matters so much to Morecambe — and why getting the survey data right was so important. The Revit model served as a crucial tool throughout both the planning and execution phases, ensuring that every aspect of the Winter Gardens’ regeneration was meticulously planned and that its historical integrity was preserved while equipping it with the facilities it needs for its future as a premier live music venue.

Crane Rail Survey, Morecambe
Crane Rail Survey / Precision Levelling
Our team was engaged to carry out 3D laser scanning of Blackburn’s historic and grade II listed Exchange building — a former cinema of significant local character. The detailed scan data captured on site was subsequently used to produce a comprehensive BIM model, providing an accurate digital record of this important heritage asset to support future conservation and development decisions.
Morecambe Seafront — Commercial Survey (Pleasure Beach)
Topographic / Commercial Survey
A brisk winter morning on the Morecambe seafront — -5°C with a sea breeze that made it feel considerably colder — but the survey was completed, and the results were anything but chilly. Commercial properties along Morecambe’s promenade present a mix of survey challenges: exposed coastal conditions, varying building ages and types, and the need to work efficiently in a busy public environment. Our team delivered, wrapping up the survey before heading somewhere warmer.
Morecambe Bay — Ongoing Survey Presence
Topographic Survey / Various
We have maintained an active survey presence across Morecambe Bay over many years — returning repeatedly to pick up new commissions, tie into previously established control, and support the ongoing development of the town and bay area. From a crisp winter morning with no-filter views across the bay to pre-Christmas final surveys, Morecambe is very much familiar territory for our team.
Morecambe's Development Landscape
Morecambe's Development Landscape
Morecambe is one of the most compelling regeneration stories on the Lancashire coast. The confirmed Eden Project North — a £50m world-class ecological attraction on the Morecambe waterfront — represents a transformational moment for the town, promising to bring hundreds of thousands of visitors annually and catalysing the wider regeneration investment the bay area has long deserved.
Alongside Eden Project North, Morecambe’s town centre and seafront are benefiting from sustained investment in public realm, heritage conservation, transport connectivity, and commercial development. The Bay Gateway link road has significantly improved connectivity to the M6 corridor, making Morecambe more accessible for visitors and investors alike. Morecambe sits within the Lancaster City Council local authority area, and its planning framework is guided by the Lancaster District Local Plan (Climate Emergency Local Plan Review), adopted January 2025 — one of the most recently updated local plans in Lancashire.
